Phoenix 10 Walsall Moves one step forward with new development partner

Henry Boot Developments has been identified as the preferred developer for 'Phoenix 10', a site which promises to be Walsall's new gateway into the West Midlands

The decision*, which has been made by Walsall Council and Homes England, marks a major step forward in the process of bringing the site back to life, whilst boosting job creation and investment in the town.

The £60m redevelopment will play an important role in helping address the current supply shortage of industrial and distribution premises in the region.

Facts

  • The site is a major 16.5 hectare indsutrial site located between junctions 9 and 10 of the M6, Walsall.
  • The high profile site is also located within the Black Country Local Enterprise Partnership's (BCLEP) Black Country Enterprise Zone (BCEZ).
  • The site is currently jointly owned by Homes England and Walsall Council. Up until 1999 it was partly occupied by the well-known James Bridge Copper Works Ltd.
  • Designated for employment uses and likely to create 1100 jobs, the vacant site has the capacity to deliver circa 620,000 sq ft of new industrial floorspace.

What next?

Henry Boot Developments will begin to work with partners to create a comprehensive scheme masterplan which it will consult on locally. It will also seek to secure all necessary consents to deliver the project with a view to work commencing on site in early 2019.

*The appointment of HBD will be formally ratified once Walsall Council’s Cabinet fully approves the redevelopment proposals, which is expected to follow in the coming months.
